Reverse Mortgages Today

If you are waiting on getting a Reverse Mortgage and you still have 5 or 7 or 10 years to go before you hit 62.  refinancing into a 30 year fixed would make no sense.  However refinancing into a 5/1, 7/1 or 10/1 ARM might just do the trick, where the fixed period is either 5 , 7 , or 10 years.  Generally those rates are lower.

Let me show you the numbers I can make it work for you if you have adequate equity and reasonable credit.

Do it for cash out or debt consolidation.  Even with todays rates and you are paying on high balance credit cards or car loans you may have a merged interest rate far higher than 6%.

Anyone who says you can pay off your mortgage in 10 years or less

There are several companies who show you how to do it but you have to buy their expensive software and get their expensive Home Equity Line of Credit.  Some even run it through a MLM scheme which is just a glorified Ponzi Scheme (and only the goverment can run a ponzi scheme legally, its' called social security)

To be honest you could run the entire thing through Quicken or Microsoft Money and do the same thing and instead of getting an Expensive HELOC, just make extra Principal Payments.

More efficient AND saves money.  Don't let them fool you into thinking the software is exotic or complex, I figured it out in about an hour.

Licensing

People often ask me about be solicited from out of state.

If they are a broker, they have to be licensed here.  If they are a lender they also have to be licensed here unless they are a Bank or meet the FHA Exemption.

As a Mortgage Solicitor I worked for FHA Exempt Lenders from 1998 up until mid 2006.  Since I fell under their umbrella I did not need a license at that time, once I went to work for New Horizons though that changed and I renewed my License.

Spam, Nigeria, Inheritance, China, Multi-level Marketing Scams in General

My annoyance at all these things is really going over the top.

#1  If you are stupid enough to send me a lottery/inheritance/money laundering scam from someone who has a gmail or yahoo or some other free mail where they ask for money up front.  I am reporting you to the authorities, whether you are a widow, widower, bank examiner or anyone else.  I am not falling for that so stop already.

#2 If you are stupid enough to join a multi-level marketing scheme, it shows me you are not good at math and don't annoy me with how great it is.  I tried it and for 95% of us they never work, it only works for those who start them.

#3  Acai Berry's are not the be all to end all.  The FDA report on anything is what works for me.

#4  Male enhancement pills, forgeddabout it.  I'm happily married.

#5  I am not Black or Jewish or Hispanic, so stop sending me dating info on these folks.

#6  If I wanted your debt solutions I would have called a decade ago.  So stop with all the debt help e-mails.  The only true way to get rid of your debt is to either pay it off or wait it out for 7 years or go bankrupt.  Negotiaiting works but only if you do it yourself, why should I pay a middleman who doesn't understand my credit situation and has only been on the job for 6 months?

#7  Foreclosed Homes.  You can go to free websites like trulia and get all the info you need.

#8  Government Grants.  There is a website called Grants.gov.  It may take you an hour but if there is a grant to be had for you in there it is there.  Grants are hard to get unless you are in community Service, Education or Science.  SBA loans are a different matter.

#9  Colon Cleanse Scams.  They give you the squirts but since there is no such thing as impacted food on your large intestine, if there were you'd be screaming in agony.  There has never been any scientific proof that Mucoid Plaque exists, at least it has never been found in living surgery patients or the dead in an autopsy.  The truth is it was made up by a charlatan in order to sell, you guessed it, Colon cleanse products.  The truth is, most colon cleansers are perfectly harmless. But you can get exactly the same effect just by consuming plain old psyllium--the "active" ingredient in Metamucil (R)--for far less money.  Or just eating the FDA approved Fiber and fruits and veggies every day.

#10.  Foot Detox pads scam.  The lie is proven that you leave the pads out in the air long enough even in a sterile environment they still turn black.  Most toxins are excreted through urine or feces.

Your best bet is when someone approaches you with something that they say is the best thing since sliced bread, look it up online with good websites, such as WEB MD or Snopes or John T. Reed.  You never have to decide that minute.  If it is worth it, it'll wait.

If the Guru you are wondering about is not on this list you can analyze the information from John T. Reeds B.S. Checklist and decide for yourself.

My Father bought Becks package, I used some of it, only to find a lot of the information to be outdated, the old 404 error in my web search was a very common theme throughout.

So the old adage "Buyer Beware" applies here

    New Mortgage Fund

    Disabled Veterans and VA Loans

    One of the things that always bothers me is when someone gets a Government loan and they don't get asked the right questions.

    For instance a few years back one of my clients had gotten a VA loan to buy his house.  At the time he was a Service connected disabled Veteran (Like Myself).  He wound up paying the Funding Fee when it could have been waived for him.

    As Loan Officers we need to be knowledgable about things that help our borrowers, this was just poor service by the Loan Officer, who was more focused on making the deal than keeping a happy client.

    Remember folks, if you are a Service Connected Disabled Veteran and are looking to buy or refinance your house, make sure your loan officer gets that funding fee waived for you.
